HOW IT WORKS 

STEP 1)  DOWNLOAD YOUR PAPERWORK and drop it off at our office, (no appointment needed) along with copies of your income Tax Returns for the past Three Years- (form 1040 and W-2’s)

Please bring $33.50 for an individual credit report or $67.00 for a joint credit report.

 

STEP 2) SCHEDULE AN APPOINTMENT 

Once we receive your paperwork, our team will contact you to arrange your appointment.

STEP 3) PERSONALIZED CONSULTATION 

Begin your journey to homeownership with a confidential meeting with a Housing Trust counselor. In this session, we focus on understanding your unique home aspirations. Our experts offer tailored advice on credit and finances, evaluating your purchasing capabilities and eligibility for financial aid, as well as access to discounted properties. You'll leave this meeting with a clear plan, outlined in three initial steps toward owning your dream home.

 

STEP 4) ATTEND HOMEBUYER TRAINING CLASS.

STEP 5) ONGOING SUPPORT

From your first meeting onwards, your dedicated counselor will guide you through every stage of the process. Whether it’s understanding paperwork, navigating financial complexities, or celebrating the moment you close on your new home, we're here to support you every step of the way.

We're ready to collaborate with your realtor or lender to streamline your path to homeownership. Our goal is to ensure that every aspect of your home-buying experience is as seamless and positive as possible.

OUR SERVICES 

Mortgage Reduction Assistance

One of the biggest challenges faced by potential homeowners is the ability to save up enough money for a down payment. With mortgage reduction assistance, the amount needed for a down payment will be less. We work with clients to determine whether they can qualify for mortgage reduction assistance via the Community Development Block Grant, the Affordable Housing Trust Fund, Community Development Financial Institution Funds, Housing Opportunities for persons with Aids/HIV as well as through our own loans, generally distributed at a level of up to $50,000. Our policy prioritizes veterans, first responders, special needs households, larger families, those affected by domestic abuse, and lower-income applicants.

HUD Certified Counseling 

Embarking on buying your first home can raise many questions. Our counseling services are designed to address every concern along your journey. We provide comprehensive support including credit counseling, mortgage affordability assessments, lender finding assistance, down payment aid qualification, and help in locating an affordable home.

Recognizing that every family's needs are unique, we create personalized home-buying strategies. Our one-on-one counseling offers thorough session work, leading to income certification, budget planning, or an action plan for making home purchasing feasible. It's a dedicated process, and our team is committed to guiding each client towards successful homeownership.

Homebuyer Training Classes 

Our monthly, award-winning homebuying classes are designed to demystify the process. These free sessions, led by certified instructors and local real estate experts, guide you step-by-step through the home-buying journey.

The classes make homeownership accessible, even for those who might not qualify conventionally, by providing insights into special mortgage options and downpayment assistance. Attendees receive a certificate upon completion.

Our training is tailored for everyone, including full-time workers, single parents, and those with nontraditional schedules. Join us and gain invaluable knowledge for you and your family's future.

Reverse Mortgage Counseling 

The Santa Fe Community Housing Trust provides HUD-approved Home Equity Conversion Mortgage counseling. If you are 62 years of age, a homeowner, and possess substantial equity in your home, this Federal Housing Administration (FHA) reverse mortgage product may be a viable alternative to consider.

This mortgage product can help you eliminate your mortgage payment, provide you with a monthly income and/or line of credit, or provide funds for other financial goals. The program provides multiple loan options, and prospective borrowers may work with the counselor to obtain the information they need to make the best decision for themselves.

Santa Fe Housing Trust's Initiative for HIV/AIDS Community

In the heart of our mission to foster inclusive housing opportunities, the Santa Fe Housing Trust is proud to announce an empowering initiative designed specifically for individuals living with HIV/AIDS. Thanks to the generous support provided by the HOPWA (Housing Opportunities for Persons With AIDS) grant, we are now able to offer a helping hand to first-time homebuyers within this resilient community.

Owning a home is a monumental step towards stability and independence, yet for many living with HIV/AIDS, this dream seems just out of reach. Recognizing the importance of safe, stable housing for the well-being and health of individuals,

this program aims to turn the tide.

If your medical condition has stabilized and you

have a dependable income, you may

be eligible for this life-changing opportunity.

Eligibility Criteria:

Your income must fall below 80% of the median income,

aligning with the program's commitment to assist

those who need it most.

AFFORDABLE HOUSING 

Over the last twenty years, the Santa Fe Community Housing Trust has developed more than 700 homes in 24 neighborhoods throughout the city with an emphasis on quality design, construction and resource efficiency. We use subsidies to reduce costs without compromising on quality. Our homes are built to be versatile and easy to maintain. 

We see the opportunity to produce livable neighborhoods that exceed the quality of typical market-rate homes. Apartments such as The Village Sage, Soleras Station ,and Stage Coach, designed to meet some of Santa Fe’s most pressing housing needs. Rental inquiries should be directed to the individual rental property.
